Our Process
There are three ways to build with Modscape—pre-designed homes, bespoke commissions, or large-scale multi-residential and commercial projects—all delivered end-to-end by our in-house team, from concept to completion.
Home Series
Architecturally designed, fully resolved and ready for your landscape — but that’s just the beginning. Backed by decades of experience, each home reflects a smarter, more sustainable way to build.
Every Home Series project follows a clear, staged process — from site checks and council approvals to manufacturing and installation. It’s designed for clarity and efficiency, so you can move forward with confidence, knowing exactly what’s involved at every step.
Stage 2: Planning
If council approval is required,
we will prepare the documentation
for submission and coordinate external
consultant reports alongside a local
planning consultant.
Stage 3: Contract & Building Permit
We will collate the necessary documentation
and external consultant reports to obtain
a building permit and prepare for
construction of your new home.
Stage 4: Manufacturing & Construction
Manufacturing and construction of
your home begins after the building
contract is signed and a short
procurement period (typically 4 weeks).
Stage 5: Delivery & Install
Your home will be delivered
and installed. The final stage
payment is made at this point.
Bespoke Homes
We accept only a limited number of bespoke commissions each year—each one an invitation to embark on a design journey. The process begins with a conversation: understanding how you live, what you value, and what your site offers. From there, we move through a series of carefully structured stages—each led by our in-house team of architects, interior designers, and design managers.
You’re involved at every stage, ensuring the home reflects your visions while benefiting from our expertise in modular construction. The result is a one-of-a-kind home that balances form and function—crafted to suit your life today, and into the future.
Stage 1: Design Concept
The project kicks off with a site visit to discuss
your project vision and conduct a preliminary
site analysis. We’ll present to you with a design
concept including site analysis, council overlay
review, concept floorplans, 3D visualisation
imagery and estimated project costs.
5 WEEKS
Stage 2: Design Development
Our in–house architects will work closely with
you to refine the proposal including floorplans
finalisation, exterior finishes and project
cost updates.
6-8 WEEKS
Stage 3: Planning
If council approval is required, we will prepare
the relevant documentation for submission
and coordinate external consultant reports.
The typical timeline for submitting an
application is 6-8 weeks, however
response time can vary.
VARIABLE TIME
Stage 4: Interior Design & Documentation
This stage includes your bespoke interior selections,
guided by our in-house interior designer to curate
tailored finishes, fixtures, and fittings. We’ll prepare
an architectural set of documentation suitable for
obtaining a building permit and constructing
your new home.
10-12 WEEKS
Stage 5: Manufacturing & Construction
Here, manufacturing and site works begin
simultaneously, with five stage payments
including deposit, base, frame, lock up
and fix. Your project manager will arrange
regular factory walkthroughs and provide
weekly updates.
12 WEEKS (SUBJECT TO COMPLEXITY)
Stage 6: Delivery & Install
One final payment stage for completion is
made and finishing touches are completed
including aftercare, insurances and warranties
package. Project and keys handover – time to
unpack and enjoy your brand new home.

Commercial Process
At Modscape, we specialise in modular commercial construction that streamlines complexity and accelerates delivery. Whether engaged early through our Early Contractor Involvement (ECI) model or via a competitive tender, we work closely with clients, architects and consultants to optimise each project for offsite manufacture and on-time installation.
From education and healthcare to large-scale social and affordable housing, our integrated approach combines DfMA expertise, advanced manufacturing, and proven project delivery. Every build follows a clear, three-stage process—tailored to deliver performance at scale.
Stage 1: Engagement
Clients typically engage us via one of two pathways:
Early Contractor Involvement (ECI)
We collaborate with your team from the
outset—bringing modular expertise into
briefing, design development, value
management and programme strategy.
Competitive Tender
We respond to fully
or partially resolved designs with detailed
modular solutions, offering speed, cost
certainty and manufacturing clarity.
Regardless of entry point, we work alongside
your architect, consultants and project team
to ensure the design aligns with modular
construction principles, compliance
requirements and delivery goals.
Stage 2: Design & Manufacture
Once engaged, our in-house design and
engineering team refines the project for
manufacture—coordinating structure,
services and specifications using BIM workflows.
We resolve technical details, integrate
compliance, and ensure the design is
modular-ready. Modules are then prefabricated
in our facilities, with up to 90% of the build
completed offsite under strict quality control.
Stage 3: Delivery & Completion
While manufacturing is underway, site works
progress in parallel. Modules are delivered
and craned into place with minimal disruption,
followed by final service connections,
commissioning and certification.
We hand over a complete, high-performance
building—on time, on budget, and backed
by full operational support.
